Completing a Settlement Order for Lender
1. Lender will assign you a Settlement Order in Stavvy, you will receive notification by email and within Stavvy
2. Click into the Order from the notification, or in Stavvy by clicking on Orders--> Origination, and accepting in the Pending Orders tab
3. Click into the Order, and click Accept

- Note: Now the Order will show under Orders --> Origination --> In Progress
4. Double-check that Lender has added a Closing Package to this order within the Documents tab
5. Click + Add meeting from the Meetings tab
- You can also click Create at the top of the page and select Meeting
6. Select meeting type
- Select the date/time of the meeting
- Click Next
7. Assign a Notary or external notary signing service
- The signer's information will be pre-populated
- Click Next
8. Select all documents that are required to be signed in the meeting
- Uncheck documents that are signed by the Settlement Agent outside of the meeting such as Closing Instructions, Funding Requirements etc.
- Click Create and send invites
9. From the Meeting Details page, select the Documents tab
- Click + Add documents to add your title documents to the meeting
10. Now add annotations to any of the documents you uploaded
- Click the actions button on the document you would like to add annotations to and select Annotate from the dropdown
Reminder: If you are using a notary signing service, this step will be completed for you
11. Return to the file and create an eSign packet for the Settlement Agent docs
- From the file page click into the eSign Packets tab and click the + Add eSign packet button
- Name the packet
- Check off the documents to be included in the eSign packet
- Enter the Settlement Agent's name and email address (you do not need to add the signer to this packet)
- Annotate the document(s) and send to the Settlement Agent
12. If there are changes made to the documents by the Lender once the meeting has been created, follow the troubleshooting best practices here
13. Once all documents are tagged, hold the RON Meeting with the borrower

- When the meeting is complete, documents are certified and tamper-sealed
14. Complete eSign packet
- Once the meeting has been held, the Settlement Agent can complete the eSign packet created in Step 10 above.
- On the day of the meeting, the agent can access the eSign packet in 2 ways:
- Option 1: From their email invitation click Sign Now
- Option 2: From the Order page, click on the eSign packet tab

- Click on the eSign packet
- Click Sign now
- Click on the eSign packet

- They will acknowledge the eSign Consent Agreement and confirm their Signature
- Click on highlighted annotations to apply them to the document
- Click Finish Packet when all annotations have been applied

15. Return to the Order Details tab and mark the Order as complete
